Zoning Designation

If you are thinking of purchasing a piece of property for use as a location for a commercial business, ensure that the parcel is zoned for commercial use and has the correct land use designation. It is always a good idea to contact the Planning Department with the property parcel number to be sure that you will be able to use property as you intend.

It may be necessary to apply for a different land use and/or zoning. The parcel you are interested in may not actually be in the city at all, and you may want to annex it in. You can look at the Land Use Map (PDF) to see what land use the property currently has, and the current Zoning Map (PDF) to check on the zoning designation.

Special Overlay District

The parcel you are intending to develop may be located within a Special Overlay District, which means that there are additional factors influencing how you will be able to develop the property. Contact the Planning Department at (850) 871-1033 for more information.
